The Sandestin Owners Association (SOA) is the Master Owners' Association for the Resort. It provides security, operates and maintains the roads, utilities and other infrastructure items. As an owner you pay annual fees to the SOA.
Intrawest (commonly called Sandestin) is the Master developer of the Sandestin Resort. It is a for-profit corporation which primarily operates mountain resorts. It owns and provides a lot of the amenities: the trams, golf courses, the marina, tennis courts, the beach, shops, etc. Access to these amenities are through the Sandestin Owners' Club (SOC).
Sandestin is located at the west edge of Walton County. Walton County is the taxing authority for the condo. The County's recreation department operates the public beaches in the County, and identifies them as the Beaches of South Walton.
The Beaches of South Walton are patrolled by the South Walton Fire Department, although the beaches have no life guards. The Fire Department maintains the flag system (see at right) which is used to post beach conditions that should be heeded. If you go to their web site you can see the current flag displayed on the beaches.
Recent Sales of Beachside I Units (Walton County Appraiser's Web Site) in order from recent to 1998. You can also get a listing of all units in unit number sequence. You can click on any Parcel Number and get a complete history of recordations for any unit.
If you want to research a particular transaction (view the document image) you can view the recorded documents on line at the Walton County Official Records web site. The easiest way to find a document is by Book & Page, but you can also search by name or instrument number.

Sandestin's Developer during the construction of Beachside One, Peter Bos, now operates a development company in the Destin area, Legendary, Inc., which has developed Regatta Bay, Destin Commons and is working in Destin Harbor.
